  • Overview

    The Construction Manager will oversee all Restaurant construction related activities and projects and will ensure that all Restaurants are constructed in accordance with the approved construction drawings, on time and within budget.  He/she is responsible to apply effective management techniques to the planning, design and construction phases of a new Restaurant project from inception to completion for the purpose of controlling cost, time & quality. He/she is expected to utilize management systems to promote the successful execution and completion of all capital projects via the utilization of systems and processes that promote effective coordination and communication between all parties.

    Responsibilities

    Pre-Design:

    • Responsible to review project documents & contracts to fully comprehend project specific scope of work (site and building design)
    • Responsible for development of construction project estimate/budget
    • Responsible for development of proposed Master Schedule (including milestone events)
    • Responsible for initiating communication procedures

    Design:

    • Construction Document Review & Approval (preparation of Plan Review memos)
    • Attend public hearings or meetings as requested
    • Conduct value engineering studies as requested
    • Review As-Built and Field Conditions to Advise Consultants accordingly
    • Conduct constructability reviews (coordination with design professionals)
    • Optimize Contractor, Vendor and Supplier Pricing

    Construction:

    • Monitor General Contractor’s construction schedule(s)
    • Visit Restaurants under construction at specific milestone events to ensure compliance with schedule & observe quality; conduct milestone event meetings
    • Implement QC requirements; manage third party testing requirements
    • Routine field reporting in the form of visit Observation Reports
    • Maintain Equipment Vendor & Suppler installation schedules (coordinate equipment installation work with General Contractor)
    • Review & approve all site, building & equipment shop drawings and submittals
    • Track, review and respond to all General Contractor & Equipment Vendor “Requests for Information”
    • Initiate required changes in the work utilizing Architect’s Supplemental Instructions or Owner’s Supplemental Instructions (coordinate with design professionals as required)
    • Review and recommend approval of pay applications
    • Prepare and monitor “punch list” work; Score GC Performance via Punch List
    • Successfully complete Restaurant “Turnover” to New Restaurant Opening team (operational testing & set-up), GM and Facilities
    • ·Evaluate, Coach and Mentor all General Contractor resources to deliver desired results
    • Utilize electronic resources and tools to monitor, manage and forecast outcomes
    • Evaluate trends in resource performance and draft plans to improve results

    Post-Construction:

    • Maintain & track all Restaurant warranty repairs; Develop guidelines to organize and maintain warranty repair process and manage the successful completion of warranty work (coordination with Facilities)

    General:

    • Prepares and maintains routine Project Status Report
    • Collaborates & coordinates with Design Team (and design professionals) to initiate necessary document modifications or corrections to Prototype documents (store design)
    • Investigates cost saving alternatives to construction materials & methods
    • Collaborate with New Restaurant Opening, Operations and Facilities teams
    • Collaborate with Facilities on execution of Capital Improvement projects (remodels & renovations)

    Qualifications

    • Bachelor’s degree preferred in related field (Construction, Architecture or Engineering)
    • Ability to travel 50% (sometimes more depending on construction activities)
    • 5 - 10 years Restaurant Construction related experience
    • Highly Proficient with Microsoft Office, with a focus on Word, Excel, Microsoft Project and PowerPoint
    • Excellent project management skills
    • Displays superior analytical and communication skills (written & verbal)
    • Has excellent interpersonal skills
    • Able to prioritize duties & tasks with a sense of urgency
    • Deadline oriented and completes tasks, assignments or projects in a timely manner
